GENERAL SCOPE OF SERVICES:
Job site visits to evaluate:
- roof sheathing, ventilation, chimneys, crickets and roof design.
- wall sheathing, caulking, foundation wall, flashing
- gutters, down spouts, drain lines and storm water drainage
- evaluate condition of sidewalks, pavement and curbing of parking lots
- evaluate landscape around buildings and parking lots
- will address deck-to-foundation connection based on a sampling of decks
CRAWL SPACE / BASEMENTS
Crawl spaces or basement can provide us with information on the wood framing of the residence. These locations are also the most prominent locations for mold and moisture problems.
We examine as many spaces as you want or start with a sampling of units and then make decisions based on our findings.

WOOD DECK CONNECTIONS
Wood decks are notorious for not having solid connections to the foundation and having poor wood to wood connections.
Because the framing and the shape of the deck can vary, it is very difficult to design specific repairs to every
single deck. What we can do would be to identify standard connection designs that could be applied to the decks.
We can identify locations and occurrence of similar wood to wood connections. Injuries are more susceptible with
taller decks.
STRUCTURAL REPAIR DRAWINGS :
Identify location of repairs, quantity of repairs, and design repair drawings on how to
properly repair the situation. Use sketches in contracts with repair and maintenance services. Always have a third party inspection performed.
CAPITAL RESERVE BUDGET
Develop a Capital Reserve budget for the next 20 years based on the quantity of the repairs required and the type of repairs. Requires selecting the REPAIR DRAWING OPTION. |
